Here are some of the things people ask us most often, in plain English.
How much deposit do I need?
It depends on the type of mortgage. For most residential mortgages, you’ll need at least 5%. For most buy-to-let mortgages, you’ll need at least 25%. We’ll explain exactly what works for your situation.
How long do I need to be in my job before I can get a mortgage?
Some lenders are happy with just an employment contract before you even start the job. Others prefer a few months of payslips. We’ll match you to the lender that will accept your circumstances.
How long does it take to get a mortgage?
From agreement in principle to full offer, it can be a matter of days with the right lender. More complex cases can take longer, but we’ll keep you updated every step of the way.
Can a family member be a guarantor?
A guarantor mortgage is a home loan, where a parent or close family member takes on some of the risk of the mortgage by acting as a guarantor. We can discuss the alternatives with you as well.
How much can I borrow?
This varies by lender and circumstances. Every bank has a different appetite, it’s about matching your case with the right bank for you to optimise affordability.
Myth: You need to pay yourself a high salary as a company director to get a mortgage.
Truth: Company profits can be used to calculate affordability instead of your salary.
Myth: You need at least 2 years of self-employment to qualify.
Truth: Some lenders will accept 1 year’s accounts and in special cases, even a projection.
Myth: You need a salary to get a Buy to Let mortgage
Truth: Buy-to-let lending is partially non-regulated, which means it’s based on
the rental income potential of the property, not your payslip.
